How long will your home inspection take?                                                                          

A good home inspector will take a minimum 1,000 sq. ft. an hour and frequently longer to perform a thorough home inspection, depending on the property's size, age, condition and amenities (pool or spa, sprinklers, outbuildings).

 

Do I Need To Be At The Inspection?

We have learned from experience that participation enhances our inspection service. Being present enables you, our client, to achieve a better understanding of the inspector's findings and affords you an opportunity to get an in-depth view of the property you are purchasing. Being present also enables you to benefit from our educational tour with regard to the maintenance and upkeep of your future home.

 

Do you provide a verbal recap and when will I receive my finished inspection report?                                                                                                                                                                           

We provide a verbal recap following the on-site inspection and reports are typically sent the same day or within 24 hours

Do you belong to a national home inspector organization? 

I'm a Full Member of the National Association of Certified Home Inspectors:The Inspection Industry's Elite Society. (Member # 02090303) James also belongs to the Texas Association of Real Estate Inspectors (TAREI) and other organizations that show commitment to continuing education and high professional standards.

Do you carry Errors & Omissions insurance?   

Yes.  Most inspectors don't! 

How much do you charge?                                                                                         

Inspectors give a free estimate if you answer a few questions about the property. But just as you wouldn't choose a surgeon based on lowest price, neither should you choose a home inspector that way. You may not want the costliest inspector either. Weigh price against answers to these questions and your impression of the inspector during a phone call. Then go with your gut feel, and you'll likely make the right choice.

 

What will the inspection cover?
A thorough Inspection covers everything from the roof to the foundation but typically excludes cosmetic defects, especially on pre-owned properties.

 

What if I have questions after the inspection?

If The House Proves To Be In Good Condition, Did I Really Need an Inspection?

Definitely, now you can complete your home purchase or sale with eyes open as to the condition of the property and all its equipment and systems. You will also have learned many things about your new home from the inspector's written report, and will want to keep that information for future reference. The inspection will give you information that can help you determine what is most important to repair or upgrade when you have made the purchase and for prioritizing any needed repairs and upgrades. 

 

Can I Do The Inspection Myself?

Under the Real Estate laws of the State of Texas, property inspections can only be performed by Inspectors licensed by the Texas Real Estate Commission or a Registered Professional Structural Engineer. Be advised that Engineered inspections are substantially more expensive and may or may not cover all of the structural components as outlined in the Inspection Standards of the Texas Real Estate Commission! We at OneSource Real Estate Inspections have no objection to your bringing anyone you choose to the scheduled inspection as long as it does not cause a disruption in the performance of the inspection as the inspection process requires uninterrupted focus on the part of the inspector, remember he or she is covering what took months to construct in a few hours! Professional inspection is a unique skill as it involves instincts for spotting problems that are developed through extensive on-going training and many years of experience!!

 

Can A House Fail The Inspection?

No. a professional home inspection is simply an examination into the current condition of your prospective home. It is not an appraisal or a Code Inspection. The home inspection is not a pass/fail examination. The home inspector's job is to describe the home's condition and indicate which items will be in need of major repair.
